What the salt air does to a yard four blocks from the surf

Materials that are fine in Poway fail here.

Powder coated aluminum fixtures chalk and pit within a couple of seasons on the streets closest to the water. Standard galvanized screws bleed rust streaks down stucco and down Corten within a year. We specify 316 stainless fasteners on anything structural near the beach and solid brass or copper for low voltage lighting, because brass just patinas and keeps working instead of corroding through the housing.

Same logic on gates and railings. Anything mild steel gets a marine primer system or it does not go in.

Soil and irrigation on the sand

The soil around Nautilus and Bonair drains fast. Long deep soaks push water straight past the root zone and out the bottom, which is why a lot of Windansea yards look thirsty on a schedule that would drown a clay lot in Rancho Bernardo.

We run shorter cycles more often, drip regulated down to 25 to 30 PSI with a filter at the valve, inline emitters spaced to the plant rather than to the pipe, and 2 to 3 inches of mulch to slow evaporation off open sand. Existing systems usually need a pressure regulator added before anything else, and we pressure test before we quote a repair.

Which plants hold up two blocks from the beach?

The onshore wind is constant and it carries salt. Broadleaf ornamentals that look great in Carmel Valley burn at the leaf margin here by the second summer.

What survives and still looks designed:

  • Westringia and Leucadendron for structure that takes wind
  • Agave attenuata and Aeonium in the exposed beds
  • Carex pansa where a client still wants the look of lawn
  • Dymondia margaretae between paver joints, walkable and low water
  • Sea lavender and coastal rosemary at the wind edge

June gloom holds late here most years, which buys new planting a gentler establishment window than an inland yard gets. We schedule installs around it when the calendar allows.

Coastal overlay and what it does to a schedule

Most of Windansea sits inside the City of San Diego coastal overlay. Walls, decks, and anything near the bluff face carry more review than the same build a mile inland, and height limits get read closely. That is not a reason to design smaller. It is a reason to know before drawing.

We plan permitting into the schedule up front rather than discovering it after a client has fallen in love with a plan. Retaining walls over 3 feet or holding a surcharge need engineering regardless of location.

What projects cost around Windansea

A front yard reset with new drip, coastal planting, mulch, and brass path lighting typically runs $15,000 to $30,000 depending on lot width and how much demo sits underneath.

Full backyard design and construction with paver or stone terrace, seat walls, planting, irrigation, and lighting generally runs $60,000 to $150,000. Hardscape volume is what moves that number, not plant count. Installed pavers land in the $28 to $45 per square foot range with 4 inches of Class II base compacted in two lifts underneath, which is the part that keeps a patio flat through a wet winter.
