Landscape Design and Construction in Muirlands, La Jolla

Muirlands sits on the west slope of Mount Soledad, and almost every job up here starts with a grade problem. The lots roll, some driveways climb at close to a 12 percent pitch, and water wants to run downhill toward the house instead of away from it. We spend the first hour of any walkthrough with a level and a tape figuring out where that water goes.

We are Arcadian Landscape, an owner-led crew run by Evan Weisman. Evan holds a degree in Landscape Design from CSU and has spent over a decade building yards across La Jolla and North County. He walks every property himself before we quote anything.

What we build up here

The homes off Muirlands Drive and along Nautilus Street tend to be older custom builds with mature trees and tired irrigation. On a job last spring off Fairway Road we pulled out a leaking 1980s brass valve manifold, re-zoned about 2,800 square feet of yard so the slope plantings and a 900 square foot turf pad ran on separate drip stations, and set a new 6-station controller with a rain sensor. We also caught the hose bibb reading only 38 PSI and added a booster so the new drip actually emitted at its rated pressure. Small change. The homeowner told us their July water bill dropped by roughly a third.

Grading and drainage come first

On a sloped La Jolla lot you cannot skip the base work. We compact paver base in 2-inch lifts to about 95 percent and run edge restraint on every riser so a patio does not creep down the hill after two rainy seasons. Any retaining wall over 3 feet near a property line needs engineering and a permit, and the City of San Diego is strict about it in the coastal zone. We handle that paperwork instead of guessing.

Coastal air and the plant list

Muirlands gets marine layer most summer mornings and salt drift off the water. We lean on plants that shrug that off, agaves, westringia, coast rosemary, and low-water natives, then hold the accent color to spots you actually see from the door. A full front-yard redesign with new pavers, planting, and lighting in this part of La Jolla generally runs from the mid five figures up, and our last two Muirlands builds landed between $55,000 and $80,000 depending on wall work and how much old concrete had to come out.
