We keep the first five feet off the house clear of anything woody and lean on low-fuel succulents and hardscape instead of shrubs against the fence line. Santa Ana wind events in fall push embers uphill through those canyons fast. This is not optional on the properties we've bid out here, and we plan the layout around it from the first site walk.
HOA Review Before the First Shovel
Several Peñasquitos subdivisions run their own architectural committees, and front-yard changes usually need a submittal before work starts. Turnaround runs two to four weeks depending on the HOA. We build that lead time into the schedule so it does not stall a project once material is on order.
