Landscape Design and Construction Across North County San Diego
We have been building yards from Carlsbad to Rancho Santa Fe since 2008. North County is a different animal than central San Diego. The lots are bigger. The soil shifts from coastal sand in Encinitas to decomposed granite in Fallbrook within a 20-minute drive. HOA rules vary block by block.

What Makes North County Yards Different?
Three things shape every project up here:
- Wind. Coastal communities catch westerly gusts off the ocean and inland valleys see Santa Anas in October. Plant selection matters.
- HOA design review. Olivenhain, La Costa Valley, and most of the Rancho Santa Fe Association require submittals. We handle the paperwork.
- Water cost. North County customers pay some of the highest water rates in the county, so smart controllers and drip conversions pay back fast.

Recent North County Projects
We finished a 4,200 square foot rear yard in Olivenhain last month. Scope: full irrigation rebuild, decomposed granite paths, three retaining walls under 30 inches (no permit needed), a 600 square foot Belgard paver patio, and 18 specimen agaves. Total project ran $84,000 across nine working weeks.
A Cardiff job we wrapped in March: front yard turf removal replaced with low-water natives. Saved the homeowner roughly $180 per month on the water bill once the new drip system stabilized in week six.
What North County Landscape Construction Costs
Honest range for a full backyard remodel up here: $45,000 on the low end (basic patio, irrigation tune-up, plant refresh) to $250,000 plus for outdoor kitchens, water features, and lighting packages. Most clients land between $80,000 and $140,000.
Pavers run $18 to $32 per square foot installed depending on style. Artificial grass runs $11 to $16 per square foot. Custom retaining walls start around $95 per face foot.
Permits, HOAs, and Coastal Zone Issues
If your property sits west of Interstate 5 in Encinitas, Cardiff, or Solana Beach, you may be in the Coastal Zone. We pull Coastal Development Permits when needed. Most residential landscape work qualifies for a CDP exemption, but pool work and grading often does not.
The Rancho Santa Fe Association has the strictest design review in the county. We have submitted to them dozens of times and know which plant lists pass on the first pass.
