What we run into off I-15 and Rancho Bernardo Road

The east-facing lots near Lake Hodges bake in the afternoon. We plant for that. Low-water shrubs, decomposed granite paths, and drip irrigation zoned so the slope and the flat get watered on separate schedules.

This is fire country. The 2007 burn came through here, and defensible-space setbacks still shape what we put within 30 feet of a structure. We keep that zone lean and irrigated, and we say no to anything resinous close to the house.

Clay is the other constant. On a recent Bernardo Heights build we amended the top 12 inches and cut a French drain along the uphill fence line before laying any pavers, because water was pooling against a retaining wall that never had a drainage plan.

HOA-friendly plans
