Del Sur yards are small, sloped, and watched. That combination shapes almost every design decision we make out here.

Most of the lots between Camino Del Sur and Paseo Del Sur were graded with a hard drop from the pad to the rear fence, so the usable flat area on a 6,000 square foot lot is often under 900 square feet by the time you subtract setbacks and the side yard. We usually recover space with a retaining wall rather than a slope, which buys back 200 to 400 square feet of level patio on a typical rear yard.

What the Del Sur HOA usually means for a build

Front yard plans in Del Sur go to design review before anything comes out of the ground. Plant palettes, hardscape percentage, and paver color all get looked at, and the approval timeline is real time you have to plan around. We build the submittal set as part of the design phase so the drawing that goes to the committee is the same drawing our crew builds from.

Turf conversions are the most common request here. We do not put artificial grass everywhere it gets asked for. On a north-facing Del Sur side yard with almost no direct sun, turf holds moisture and starts to smell within a season, and we will say so before we quote it. Irrigation on a slope

The inland Del Sur summer runs 10 to 15 degrees hotter than Del Mar, and the Santa Ana weeks in September are what kill new plantings. We pressure test before we touch a valve. Static pressure on these newer streets often comes in above 80 PSI, which shreds fixed spray heads and blows drip fittings apart at the barbs. A pressure regulating valve and check valve heads on the downhill runs solve most of what we get called out for.

Drip is not automatically the right answer on a grade. Emitters at the top of a slope starve while the bottom two feet stay saturated, so we zone by elevation band, not by planting bed.

What we build in Del Sur

Paver patios and driveways, retaining and seat walls, outdoor kitchens, low voltage lighting, and full landscape renovations on the ten to fifteen year old yards that came with the original builder package. Those original installs are mostly at end of life now, and the failure usually shows up first as a settled paver field or a lighting run with corroded connectors.

Typical Del Sur rear yard builds run in a wide range depending on wall footage and hardscape square footage. A patio, planting, and lighting refresh sits well below a full build with a kitchen and structural walls, and we give you the honest split before you commit.
