Landscaping in Pacific Highlands Ranch

Most yards here came with the house. Builder grade means a strip of sod, three shrubs, and a spray head aimed at the fence.

We spend a lot of time in the pocket between Carmel Valley Road and Del Mar Mesa Preserve. The lots run narrow and deep, often with a three to five foot grade change from the slab to the back fence line that the builder handled with a single course of block and a lot of hope. That grade is the whole design problem. Solve it and the yard suddenly has two usable zones instead of one sloped one.

What the HOA design review actually wants

Nearly every street in Pacific Highlands Ranch runs under an HOA with an architectural review process, and the packet matters more than people expect. Fence height, wall material, anything visible from the street, and in some sub-associations the plant palette itself all get reviewed. We build the submittal set as part of the design phase so the plan going to the board is the same plan we build from.

Approval turnaround is typically 30 to 45 days. We schedule around it rather than pretending it will not happen.

Grading, walls, and what the soil does here

Soil on this side of the 56 runs heavy with clay. It holds water, and after a wet February we have opened trenches that were still saturated a week after the last rain. That changes the drainage plan: we run solid pipe to daylight where the grade allows it, and we do not rely on a single area drain in the low corner.

Retaining walls over three feet need engineering and a permit. Under three feet we still overbuild the base, because a segmental wall sitting on four inches of loose fill on expansive clay will lean inside five years. Ours go on compacted Class II with drain rock and a perforated line behind the block.

Paver patios and outdoor living

Paver work is the most common request we get in the neighborhood. On a patio we set 4 to 6 inches of Class II base compacted in 2 inch lifts, then a screeded sand bed, then the field. A driveway gets 8 inches. Budget for installed paver work generally lands around $28 to $45 per square foot depending on the paver and how much demo and grading sits underneath it.

A typical Pacific Highlands Ranch backyard build with hardscape, planting, irrigation, and lighting runs $45,000 to $120,000. Design is a separate phase, and the plan is the homeowner's regardless of who builds it.

Irrigation and the June fog

Coastal fog rolls this far inland most mornings from late May through July, and the controllers we inherit are almost always running summer schedules through it. We convert the old spray zones on planting beds to drip, regulate them to about 30 PSI, and separate the turf zones onto their own program. Spray and rotor zones we set at 45 to 55 PSI.

Santa Ana conditions in the fall are the opposite problem. Anything newly planted in October gets hand watered for the first two weeks no matter what the controller says.
