The soil out here is not the soil we deal with in Cardiff. Inland Rancho Santa Fe lots run heavy and clay-dense, and a percolation test that takes four hours to drop an inch changes the whole plan. It means raised planting areas, real subsurface drainage behind every wall, and plant choices that will not sit in saturated ground through a February storm week.

What we build on Crosby lots
Most of the yards in this pocket were built out with the homes and are now fifteen to twenty years into their life. The bones are usually fine. The irrigation is usually not.
A typical scope here covers a paver terrace off the rear elevation, a seat wall or low retaining wall to handle the grade change toward the fairway side, planting that survives inland summer heat, and a lighting layout that makes the yard usable after eight in the evening. On pavers we set a four to six inch compacted Class II base with an inch of bedding sand, more base under anything a vehicle touches. Skipping base depth is the reason so many driveway aprons out here have a dip near the garage.
Irrigation on inland North County lots
The Crosby sits well east of the coast, and the temperature swing between here and Del Mar in August is real. Yards that were planted as coastal palettes struggle by their third summer.
When we open an old system on one of these properties, the recurring problem is unregulated pressure on drip. Street pressure can arrive around 65 PSI, and drip wants roughly 25 to 30 PSI at the emitter. Without a pressure regulator on the valve, emitters pop off the tubing and the homeowner sees a dry shrub and assumes the plant died. It did, but the plant was not the failure.
We convert spray beds to drip, add regulators and filters at each valve, and re-zone so that the shaded north side is not running the same schedule as the west-facing slope taking full afternoon sun. Details on that work are on our irrigation repair and install page.
HOA design review and what it means for timing
Rancho Santa Fe properties generally require design review before hardscape and structures go in, and the submittal cycle is the piece homeowners underestimate. Plan drawings, material samples, and elevations take time to assemble, and a resubmittal over a wall height or a material finish can add weeks. We build that into the schedule instead of pretending it does not exist.
What a build costs here
A courtyard or a front entry refresh with new pavers, planting, and lighting is a smaller project. A full rear yard on a Crosby lot, meaning grading and drainage, a paver terrace, walls, irrigation, planting, and a low-voltage lighting layout, is a substantially larger number and lands in the range where a homeowner should expect a phased conversation. We quote after walking the property, because slope, access for equipment, and existing drainage move the number more than square footage does.
Access matters more than people expect. Narrow side yards between the house and the property line decide whether material moves by machine or by wheelbarrow, and that difference shows up in the labor line.
