Landscape Design and Construction in the Rancho Santa Fe Covenant

Covenant lots do not behave like the rest of North County. Most of the ground we walk off Paseo Delicias, La Granada, and El Camino del Norte is decomposed granite sitting over a clay layer, wrapped in eucalyptus windrows that went in long before anyone thought about root barriers or drip lines.

Those trees set the plan before we draw anything.

We map the drip zones and the surface roots first, then place hardscape outside them. Cutting a footing trench through a mature eucalyptus root plate is how you end up with a leaning tree and a cracked patio three winters later. On the properties we walk in the Covenant, that is the most common reason an older patio has already failed once.

What building inside the Covenant actually involves

Exterior improvements here go through design review before work starts. We prepare drawings, elevations, material samples, and plant schedules in the format the review process expects, and we build the schedule around that timeline rather than pretending it does not exist. Plan on that step adding weeks to the front of a project.

Grading is the other constraint. Lot sizes run large, slopes run long, and winter rain moves a lot of decomposed granite downhill. We compact DG paths to roughly 95 percent at a three inch depth with a stabilizer, and we cut swales that carry runoff to a planted low point instead of dumping it onto a neighbor's drive.

How much does a Covenant landscape project cost?

Honest ranges, because the lot sizes here skew everything. A focused build, meaning one courtyard or a pool surround with pavers, planting, and lighting, generally runs $40,000 to $90,000. A full front and rear property plan with retaining walls, an outdoor living area, irrigation, and lighting is usually $150,000 and up. Design work is billed before construction so the drawings stand on their own.

Big properties break irrigation in predictable ways. Long lateral runs drop pressure, and a rotor zone that needed 45 to 55 PSI at the head ends up at 30, so the outer arc browns out every August while the homeowner assumes the plants are the problem. We pressure test before we design zones, not after.

Lighting is the same story on a different circuit. Runs from the transformer to the far end of a Covenant lot are long enough that voltage drop matters, so we split fixtures across multiple runs and set path, tree, and facade zones on separate taps. One giant loop looks fine the night it is installed and dim at the far end a year later.

Santa Ana season in October is when the design either holds or does not. Dry wind pulls moisture out of new planting fast, and anything installed in September gets a different irrigation schedule from us for its first fall.
