Landscape Design and Construction in Old Encinitas

Old Encinitas runs on older lots, mature trees, and a lot of salt in the air. The area between Coast Highway 101 and the bluffs near Moonlight Beach asks for a different build than the newer tracts inland.

We design and build here as a California C-27 licensed landscape contractor (License #978145), bonded and insured. Evan walks each property himself before we draw anything.

What We See on Old Encinitas Lots

Many yards here are older and smaller. Grade changes quickly, and the soil is often sandy near the coast and heavier a few blocks inland.

Fall brings Santa Ana wind days that dry out new planting fast. Winter rain exposes any drainage mistake. So we plan the irrigation and the grading before choosing plants.

How We Build for the Coast

Salt air is hard on fittings, so we spec irrigation hardware for marine conditions and run drip lines at about 30 PSI with a pressure regulator on every valve.

For patios and walkways we set pavers on four to six inches of compacted Class II base. On a sloped lot that base is what keeps the patio from drifting downhill.

Any retaining wall over three feet measured from the bottom of the footing needs engineering and a permit. We plan for that at the start, not after a stop-work notice.
