Landscape Design and Construction in Carlsbad Village
Arcadian Landscape designs and builds residential landscapes in Carlsbad Village, from Ocean Street inland through the Barrio. The Village runs on small lots. Most of the parcels we work on between Grand Avenue and Tamarack sit on five to seven thousand square feet, and the house plus the driveway has already claimed better than half of that. So the design work here is subtraction before it is addition.
We start with a walk. Evan measures the yard himself, looks at where water actually goes during a hard January rain, and checks what the neighbors' walls are doing at the property line, because on lots this tight your grade is their grade.
What Coastal Village Lots Actually Need
Soil changes fast in a few blocks. Down near Buena Vista Lagoon it drains like a colander. Two streets up you hit old fill sitting over decomposed granite, and a plant pit dug in that will hold water for days.
A lot of the older parcels off Jefferson and State have alley access, which changes everything about how we stage a build. Material goes in from the back, the front stays usable, and the homeowner keeps parking during construction. On lots without alley access we plan smaller deliveries and more of them, because a Village street is not a place to park a loaded ten wheeler for three days.
One more thing worth knowing before you fall in love with a two tier terrace: a retaining wall over four feet, measured from the bottom of the footing, needs a permit and an engineer's stamp in California. That changes the budget and the schedule. Better to hear it at the first walk than at the framing inspection.
Pavers and Patios on Small Village Lots
We keep finding paver patios in the Village that were set straight on native sand with no base under them. They look fine for two winters. Then the field settles toward the house, the joints open, and water starts running the wrong direction.
Our spec is not complicated. Four inches of compacted Class II base for a walking patio, put down in two lifts and compacted separately, six to eight inches under anything a car touches. One inch of bedding sand, and no more than one inch, because a thick sand bed is just a slow leak in the whole assembly. Polymeric sand in the joints and a hard edge restraint on every free edge.
Small yards want fewer materials, not more. A single paver in one format, one wall stone, and one planting palette will make a 400 square foot courtyard read as a room instead of a sample board. See paver installation and hardscape construction for how we build patios, walls, and walkways.
How much does landscaping cost in Carlsbad Village?
Depends almost entirely on how much of it is hardscape. Planting and irrigation are the cheap part. Concrete, base rock, walls, and drainage are where the money goes.
A 300 to 400 square foot paver courtyard, priced with demo, haul off, compacted base, drainage, and joint sand, generally lands somewhere between $12,000 and $20,000. A full front and back redesign with retaining walls, a lighting system, irrigation, and planting runs well past that. Renovating what is already there, rather than starting over, is often the better call on a Village lot where the bones are sound. Lighting and Irrigation a Block From the Ocean
Salt air is not a marketing detail here. It is a specification problem.
Within about a mile of Carlsbad Boulevard, powder coated aluminum path lights chalk, then pit, then fail at the gasket. We spec solid brass on Village jobs. It goes dark and blotchy through the first year and then essentially stops changing, which is the whole point. Details are on our landscape lighting page.
Water pressure is the other one. Static pressure at the hose bib on the older Village services often reads 75 to 85 PSI. Rotary nozzles want roughly 45 PSI at the head and drip wants 30. Throttling that down at the valve gives you a different pressure at every head on the line, so we use pressure regulating sprinkler bodies and an inline regulator on drip zones instead. And the marine layer matters. May and June gloom keeps Village soil damp days longer than it stays damp five miles inland. A controller running a Village yard on the same schedule as a Bressi Ranch yard will overwater it every spring, and the fungal problems that follow get blamed on the plants.
