The Bridges sits back from Del Dios Highway behind its own gate, and most of the lots we've walked there back up to fairway frontage or drop into a canyon edge along the San Dieguito River Valley. That changes the design brief. A yard that reads clean from the cart path has to hold up to golf course irrigation overspray on one side and decomposed granite hillside on the other.

We've graded pads here where the drop from the pool deck to the canyon rim runs 8 to 12 percent. That's steep enough that a retaining wall needs an engineer's stamp before the HOA architectural committee will sign off. The Bridges Community Association reviews plant palettes, wall materials, and even paver color on anything visible from the street or the course. We build submittal packages that answer their questions before they get asked.

Soil and irrigation on golf-adjacent lots

Soil on the western lots runs decomposed granite over clay at about 24 inches down. It drains fast on top and holds water underneath, so we run drip at 25 to 30 PSI with pressure-compensating emitters and skip spray heads near any slope over 4 percent. Overspray from the course itself is real too. We've seen irrigation lines fail from mineral buildup faster here than in the flatter parts of Rancho Santa Fe, so we spec brass fittings over PVC wherever a line crosses a cart path easement.

Santa Ana conditions hit The Bridges hard most Octobers, and the exposed ridge lots lose plant material to wind desiccation if we don't harden the palette. Manzanita, Cleveland sage, and California buckwheat hold up. Ornamental grasses on open slopes usually don't make it past a second season.

A drainage and planting refresh on an already-graded pad runs lower, often $15,000 to $35,000.
