Encinitas Ranch lots share a problem. The pads were cut and filled quickly during buildout, and the topsoil that went back over the fill is thin. Dig 14 inches on a lot near Garden View Road and you hit compacted subgrade that water sits on top of instead of draining through.

That is why so many front yards here have one dead patch that never recovers no matter what the controller says. It is not the plant. It is what is under the plant.

Static pressure runs high on this side of Encinitas

We read 80 to 90 psi static at the meter on most of these streets. Drip wants 30 to 45. If nobody put a pressure regulator on the valve, emitters blow off at the barb and the homeowner finds out from the water bill. We install a regulator and a filter on every drip zone we build, and we run 17mm dripline at 18 inch spacing under mulch instead of spray heads that throw half their water at the driveway.

Rotary nozzles handle the lawn zones on the lots that fall toward the street. Slower precipitation rate, longer run time, less water in the gutter.

Front yards go through architectural review

Most of the tracts here review anything visible from the street. Wall heights, front yard plant palettes, driveway material, all of it. We draw the plan to what will actually get approved and then build it. Redrawing after a rejection costs more than drawing it right the first time, and it pushes the build past the fall planting window.

What we build here

Paver patios and driveways go over 4 to 6 inches of compacted class II base, one inch of bedding sand, polymeric joints. On the fill pads we go to 6 inches and compact in lifts. Skip that and the pavers settle in year two, usually right where the tires sit.

Retaining walls, seat walls, outdoor kitchens, fire features and lighting. Coastal air is hard on fixtures. Two miles off Moonlight Beach the salt works into cheap aluminum housings and the finish blisters within a few seasons, so we spec brass on anything the marine layer reaches.

Slope and access move the number more than finish material does. A backyard you can only reach through a 36 inch side gate costs more than the same yard with an open side, because every load of base material comes through by wheelbarrow.
