The Redfin List, Answered Honestly
Redfin published 8 questions homeowners should ask landscape contractors before signing. We work mostly in Carlsbad, La Costa, and Aviara, and below we answer each one based on jobs we ran in the past 18 months. License numbers, pricing ranges, warranty terms, the things most contractors hedge on.

The Redfin piece dropped this week and it is better than most home-improvement listicles we have read. So we are walking through their 8 questions and giving straight answers from our side of the table.
Are You Licensed and Insured?
Yes. We carry a C-27 California landscape contractor license. Carlsbad permits for retaining walls over 4 feet, drainage tied to storm systems, and any work in the city right-of-way require that license on file. Ask for the number. Run it on the CSLB website. Takes 30 seconds.
Our general liability is $2 million. Workers' comp is current. We bring certificates to the first meeting.
Can You Show Recent Work in My Neighborhood?
For Carlsbad clients we usually point to recent jobs in Bressi Ranch, La Costa Valley, and Olde Carlsbad. The work changes a lot by zone. Aviara HOAs lean toward formal Mediterranean planting palettes. Bressi Ranch trends contemporary. La Costa Oaks usually requires darker hardscape tones to match the architectural review guidelines.
How Much Does It Cost in Carlsbad?
Honest range for a full backyard renovation in Carlsbad: $45,000 to $180,000. Drivers are square footage, drainage complications, and whether we tie into existing irrigation or pull new lines. Pavers run $18 to $32 per square foot installed depending on travertine vs porcelain vs concrete pavers. Pondless water features start around $8,500 and climb past $30,000 on the larger La Costa estate jobs.
What's Your Timeline?
A 1,500 square foot backyard usually takes 6 to 9 weeks from signed contract to final walkthrough. The Carlsbad permitting office adds 2 to 3 weeks for any project that touches drainage. Marine layer mornings slow concrete pours from May through July. We schedule pours for early afternoon when the slab needs full set.
Do You Use Subcontractors?
Our crew handles design, planting, irrigation, lighting, and most hardscape directly. We sub out gas line work, electrical panel upgrades, and pool replastering. Every sub on a Carlsbad job is licensed and insured under their own number. We hand over that paperwork before they show up on site.
What Happens If Something Breaks?
Plants are warranted 90 days. Hardscape and walls carry a 1 year warranty. Irrigation valves and controllers ride the manufacturer warranty, usually 2 to 5 years for Hunter and Rain Bird parts. We replaced 4 cracked travertine pavers in the past year, all tied to settling on jobs where the homeowner skipped the recommended 4 inch compacted base. We did the repairs anyway.
Can I Talk to a Past Carlsbad Client?
We send three references from your zip code or the closest equivalent. For Carlsbad that usually means Bressi Ranch, Calavera Hills, La Costa, or Aviara. Customers who let us send them as a reference get a small thank-you credit on follow-up service.
What's the Hardest Part of Landscaping in Carlsbad?
Salt air on the western side near the Village. It corrodes uplighting fixtures faster than anywhere else in north county. We use brass or marine-grade stainless for any home within 1.5 miles of the coast. Standard powder-coated aluminum fails inside 18 months on those properties.
Soil is the second issue. Bressi Ranch sits on heavy clay. Aviara mixes clay with shale outcrops. Drainage planning matters more here than in inland zones.
Carlsbad Cost Comparison
| Service | Coastal Carlsbad | Inland Carlsbad |
|---|---|---|
| Pavers per sq ft | $22 to $32 | $18 to $26 |
| Drip irrigation per zone | $650 to $900 | $500 to $750 |
| Landscape lighting per fixture | $240 to $380 marine grade | $160 to $240 |
| Drainage per linear ft | $45 to $80 | $28 to $55 |
If we worked on your yard in Carlsbad, La Costa, or Aviara, mention the neighborhood when you leave a Google review. It helps neighbors find honest contractors faster.
