What Does a Pre-Sale Yard Renovation Cost in San Diego County?

A pre-sale landscape renovation in San Diego County usually runs $12,000 to $45,000 on a standard suburban lot. Cleanup, irrigation repair, fresh planting, and one hardscape fix cover most of that. Full design-build rebuilds start higher and rarely pay back inside a 60 day listing window.

Redfin put out its June 2026 San Diego County housing market update, and the phone started doing what it does every time one of those reports circulates. Sellers call first. Buyers call about three weeks after closing, usually the weekend they discover half the sprinkler zones are dead.

Those two calls need completely different answers, and we give them completely different answers.

Which yard fixes actually move a sale?

Curb appeal is the front yard, the entry sequence, and whatever a listing photographer can frame from the street at 4pm. That is the whole job.

Everything past that is negotiation leverage, not photos.

A front yard reset with new drip, planting, mulch, and eight to twelve low voltage brass fixtures typically lands between $8,000 and $18,000 depending on lot width. Two to three weeks of schedule. That is the version that finishes before photos.

Irrigation is where the money hides

Street pressure in a lot of Carmel Valley and Pacific Highlands Ranch runs 60 to 80 PSI. Drip wants 25 to 30 PSI at the emitter, so every retrofit needs a pressure regulator and a filter at the valve, and about a third of the systems we open are running unregulated drip that blows fittings off every summer.

The failures are boring. A diaphragm in a valve, a solenoid that clicks but will not seat, a lateral cracked by a root, a mainline leak that only shows as a soft patch in the lawn.

Rebuilding a four valve manifold runs $450 to $900. Re-zoning a typical suburban lot so the shade beds stop drowning while the west facing slope cooks runs $2,500 to $6,000. And August is when it tells on you. A lateral that has been dribbling since March looks fine in June gloom and looks dead by the second week of a heat run.

What we tell buyers who just closed

Wait a season if you can stand it.

Watch where the afternoon sun actually lands. In Encinitas and Cardiff the marine layer can hold past noon well into July, so a west facing yard that feels punishing in late August is genuinely pleasant most of the year. People who design around one bad week build too much shade structure and regret the footprint.

Hardscape numbers, since nobody publishes them

Installed pavers run $28 to $45 per square foot depending on the paver, the cut count, and how much demo sits underneath. A 300 square foot patio is a real number in that range, not a starting point that triples.

The part you never see is the reason it holds. Four inches of Class II base compacted in two lifts, an inch of bedding sand screeded flat, polymeric joint sand swept and set. Skip the second lift and the field settles into a birdbath by the second rainy season. We have re-set other people's patios for exactly that reason. Retaining walls change the math. Anything over 3 feet, or holding a surcharge like a driveway above it, needs engineering and a permit through the city or county, and that adds weeks before a single block gets set. A 40 foot run at 3 feet with drainage, gravel backfill, and cap typically runs $6,000 to $14,000.
