These neighborhoods combine larger lots, HOA design standards, and homeowners investing in full backyard rebuilds rather than incremental fixes, which is where design-build work concentrates.

We have worked lots off Aviara Parkway with coastal-adjacent exposure and lots inland near La Costa Resort with heavier clay and less wind. The landscaping problems are different even though both areas carry premium home values.
La Costa: HOA Review and Mature Lots
Older La Costa lots often carry mature trees and root systems from decades-old plantings. Renovating around them means hand-digging near root zones instead of running a trencher through the yard. HOA design review adds real time to the schedule before we can break ground.
Aviara: A Golf Community With Its Own Rules
Aviara lots closer to the golf course deal with irrigation overspray restrictions and plant lists the HOA has already approved. We spec drip irrigation at 25 to 30 PSI on these properties and stick to the approved palette to avoid a resubmission.
Olde Carlsbad and Bressi Ranch: Same City, Different Soil
Olde Carlsbad has smaller, older lots and renovation-heavy work. Bressi Ranch is newer construction on flat clay pads that drain slow, so we start those jobs with a percolation check and French drains before anything gets planted.
