Landscape Design and Construction in Pacific Beach
Pacific Beach lots run small and close together, especially in the blocks between Mission Boulevard and Ingraham Street. We've built patios on properties where the buildable yard is barely 12 feet deep after setbacks. Every square foot has to work for entertaining, storage, and access to the alley.
The soil here is mostly sand, sometimes with a layer of decomposed granite fill a few inches down depending on when the lot was built out. Water moves through it fast. That's good for drainage and bad for anything we plant that needs consistent moisture, so we run drip lines at lower PSI, usually around 25, and amend the soil before planting rather than after.
Salt Air and What It Does to Metal
Blocks near Crystal Pier and the boardwalk take direct salt spray most of the year. We've replaced corroded valve boxes and rusted-through light fixtures on properties three streets back from the sand, not just the ones facing it. Stainless hardware and marine-grade wiring connectors cost more up front. On a coastal PB job we quote that difference honestly, because a cheap brass fitting that fails in 18 months costs more than one that doesn't.
What We've Built Near Kate Sessions Park
The lots up around Soledad Mountain Road and Kate Sessions Park sit higher and get more wind exposure than the flats down near Mission Bay. We've used dune sedge, coast rosemary, and salt-tolerant agave on those slopes because standard nursery stock burns back fast up there. Down near the bay, where wind is less of a factor, we have more room to work with Mediterranean plantings and citrus.
Permits and Small-Lot Construction
Alley access matters more in PB than almost anywhere else we work. Material delivery and equipment staging usually have to happen from a narrow alley behind the property, not the street. That changes how we sequence a hardscape job. Paver patios and small retaining walls under three feet generally move through the city without a lengthy permit process, but anything taller or any grading near the bluff areas needs a closer look before we bid it.
Most of the design and hardscape work we've done in Pacific Beach lands in the $18,000 to $45,000 range, depending on lot size and how much existing concrete or turf has to come out first. Smaller courtyard refreshes near Garnet Avenue run less. Full backyard rebuilds with a patio, planting, and lighting package run more.
