Landscaping Calavera Hills, Carlsbad

Calavera Hills sits on the hillside grid east of El Camino Real, wrapped around Calavera Lake and the Calavera Preserve trailhead off Tamarack Avenue. Most lots here were graded in the 1990s onto decomposed granite over clay, and the slope behind a lot of these houses runs 8 to 15 percent grade. That changes how we plant and how we irrigate.

Grading and drainage on the slopes

We've reworked backyards off Sunny Creek Road and Carlsbad Village Drive where the original builder grade pushed runoff straight at the foundation. On anything over a 10 percent slope we terrace with low retaining walls, usually 18 to 30 inches, and run subsurface drip at 20 PSI instead of spray heads that just wash soil downhill.

What grows on decomposed granite

Straight DG doesn't hold moisture. We amend the top 8 to 12 inches before anything goes in the ground. Ceanothus, toyon, and manzanita handle the native soil without much help. Turf areas need a full irrigation redesign, not just a timer change, because DG drains fast and spray heads overwater the low spots while starving the high ground.

HOA review in Calavera Hills

Several communities here, including the tract off Timber Trails Way, run design review through a homeowners association. Front yard plant lists, fence height, and retaining wall materials usually need sign-off before we break ground. We build the submittal packet during the design phase so it doesn't stall construction later.

A slope stabilization and replant on a typical Calavera Hills lot runs $18,000 to $45,000 depending on wall footage and whether irrigation gets fully replaced. Smaller drainage fixes without a full redesign start lower, closer to $4,000 to $8,000.
