Landscaping in the Village of La Jolla
Prospect Street and Girard Avenue sit at the center of La Jolla Village, and the lots behind them are some of the tightest we work on in San Diego. Many properties here date back to the 1940s and 1950s. Side yards run 6 to 10 feet wide. Every design decision has to account for that.
We've built raised planting beds and small paver courtyards for homes within walking distance of Ellen Browning Scripps Park and La Jolla Cove. Salt air off the Cove corrodes cheap hardware fast, so we spec marine-grade fittings on irrigation lines and stainless fasteners on any wood structure near the coast.
What makes the Village different
Parking is tight. Access is tighter. On a recent hardscape job two blocks off Girard, we hand-carried paver material down a side gate because there was no way to get a wheelbarrow through the front. Jobs here take longer than a similar project in Carmel Valley or Carlsbad, and we price accordingly.
The City of San Diego's coastal overlay zone covers most of the Village. Retaining walls near the bluff, and some front yard grading changes, need a coastal development permit before we can pull a building permit. We walk clients through that timeline up front so there are no surprises mid-project.
Soil and microclimate near the Cove
Marine layer burns off by late morning most of the year, but the fog holds longer on Village lots facing north toward the Cove than it does on south-facing pads a few blocks inland. That changes what we plant. We lean on salt-tolerant coastal natives, agave, and low water groundcovers rather than anything that needs consistent full sun.
A typical courtyard renovation in the Village, paver patio plus planting beds on a 400 to 600 square foot footprint, runs in the $28,000 to $45,000 range depending on drainage work and wall height. Larger lots with ocean-view decking cost more.
