Landscaping La Jolla Farms

La Jolla Farms sits on the bluffs above Black's Beach, wedged between the Torrey Pines Gliderport and the UC San Diego campus along North Torrey Pines Road. Lots here run large and private, and a lot of them end at a sandstone bluff edge rather than a fence line. That changes how we plan a project before we ever talk plants.

We start every La Jolla Farms job with a soil and grade read. The bluff-top sandstone sheds water fast in spots and holds it in others, so a sprinkler plan that works two lots over can flood a planting bed here. We run drip lines at a regulated 30 PSI on these properties and put a pressure regulator on every valve, because the marine layer that sits over the coast from May through July keeps salt air on the plants and the hardware most mornings. Cheap fittings do not last out here.

Several of the streets off La Jolla Farms Road run through private, gated association land, and grading or wall work close to the bluff edge typically needs a coastal setback review before we can break ground. We build that review time into the schedule up front instead of surprising a homeowner with it midway through design.

What We Build in La Jolla Farms

Most of our work in this pocket is a mix of hardscape and planting: paver terraces stepped down a slope, low retaining walls that hold a usable flat yard against the grade, and drought-tolerant beds that hold up to direct coastal sun and wind off the bluff. A full backyard design and build in this neighborhood, given the grading and retaining wall work most lots need, generally lands in a wide range depending on scope. We walk every site with Evan before we put a number on it.

Irrigation repair calls out here are usually the same story: a line that was never pressure-tested after the original install, running too hot for the coastal soil and blowing a fitting a year or two later. We test static pressure before we touch a valve.

We also handle landscape lighting on these properties. Coastal fog corrodes cheap fixtures fast, so we spec sealed, low-voltage fixtures rated for salt exposure rather than whatever ships with a big-box lighting kit.
