Landscape Design in Bankers Hill

We design landscapes for Bankers Hill homes between 5th Avenue and 1st Avenue, working around the tight setbacks and Mills Act constraints common in the district. Working Around Mills Act Properties

If your home sits on the Mills Act, you have tax savings tied to maintaining historic character. That includes the front yard. We have worked on three Mills Act Craftsmans along Spruce Street where the city wanted period-appropriate plantings: native ferns, camellias, climbing roses on the original wood trellises. We pulled the previous owner's English boxwood hedge and the city approved the rework on the first submission.

Soil and Foundations

Most homes here were built between 1905 and 1935. Foundations run field stone or unreinforced brick. Irrigation work needs to stay 24 inches off the foundation line. We have seen too many renovations where a previous crew put a soaker hose three inches off the footing and rotted the sill plate within two years.

Soil layers shift fast around 6th Avenue. We hit caliche at 18 inches on one job near Maple Street, then sand at 14 inches a block south. Soil tests before planting matter more here than in newer parts of the city.

Vertical Gardens and Tight-Lot Solutions

When you do not have horizontal space, you build up. We install steel cable trellises on south-facing walls planted with bougainvillea or star jasmine. One job off Laurel Street had a 35 foot blank stucco wall facing the entertaining area. We put in an espalier of citrus and a vertical herb garden. The owner now harvests salad greens on her own back stairs.

Marine Layer and Plant Selection

Bankers Hill sits high enough to see the bay but the marine layer rolls in past Cabrillo Bridge most spring mornings. Plants need to handle six weeks of cool moisture in May and June. Fuchsia, hellebore, Japanese maple, and clivia thrive here in ways they do not in El Cajon or Poway. Drought-tolerant pollinator beds also work well once they get past their first summer.

Recent Job Off 4th Avenue

Last fall we redid a courtyard for a 1922 Spanish revival. The owner wanted a small fountain, tile accents, and drought tolerant beds. We salvaged the original Saltillo from the front porch, installed a re-circulating wall fountain on the south side, planted lavender and rockrose, and added low-voltage uplights on the original Mexican fan palms. Six weeks, $48,000.
